As
two of the fastest-growing metropolitan areas in the United States,
much attention has been paid to the real estate markets in Texas’ Austin
and San Antonio. While these cities themselves account for a
significant portion of the region’s steady population increase, a number
of smaller towns throughout the area, known as the Hill Country of
Texas, have also seen their fair share of growth. Whether the recent
popularity of these towns is the result of metropolitan influx or exodus
is yet to be seen.
What
is apparent, however, is that a handful of these once-tiny ranching and
farming communities have transformed into destinations in their own
right, with vibrant cultural scenes, top-rated schools and newly-built
neighborhoods supplied with luxury homes.
Here’s a look at the latest listings in burgeoning towns outside of Austin and San Antonio:
Riverfront Compound in Hunt
Located
along the Guadalupe River in the heart of Texas Hill Country, the
unincorporated community of Hunt sits some 80 miles northwest of San
Antonio. As one of the more popular resort areas in Hill Country, Hunt
is home to a healthy second-home market, particularly for properties
along the river. One such property at 287 Baldwin Road,
serves as a symbol for just how sophisticated the luxury market in Hunt
has grown in recent years. Despite its modern architecture, the
three-bedroom main house unites with its verdant surroundings, seemingly
disappearing into the canopy of trees that enclose it.
The listing for 287 Baldwin Road is held by Lindsey Roberson of Moreland Properties.
90-Acre Ranch in Blanco
The stone house that centers Tres Hermanos Farm,
a 90-acre property on the western edge of Blanco and an hour outside of
Austin, is far from your typical ranch-style home. For starters, the
4,150-square-foot residence is centered by a two-story conservatory that
separates the main house from the guest annex. The enclosed space makes
for a striking architectural sight, appreciated not only from the
inside but the outside as well.
The
property’s rock pool area is a Russian doll—a private oasis inside of a
private oasis. Thickets of trees and a stone wall encircle the outdoor
retreat, complete with a firepit and covered cabana. While the home is
listed as five bedrooms, bunk rooms provide sleeping accommodations for
more than six guests, perfect for large family gatherings.
The
ranch, however, is still a ranch. On the property, a barn and workshop
offer farm equipment storage, a 55,000-gallon rain collection system
ensures a year round water supply, and sprawling acres—70 of which are
conserved—means plenty of room for livestock and native wildlife to
graze side-by-side. Aside from the intentional vegetation found in the
vegetable garden and orchard, mature oak trees and wildflowers decorate
the landscape. If the laying by the pool feels too haughty, a pond
outfitted with a dock makes for excellent fishing and relaxing.
The listing for 1672 McKinney Loop is held by KC Kitchen and Carolyn Vogel of Moreland Properties.
Hillside Home With Lake Travis Views in Lakeway
Views
of the Colorado River and its reservoir lakes don’t come cheap in
Austin proper. In affluent neighborhoods like Tarrytown, a glimpse of
Lake Austin can bear a $8 million price tag and above. Thus, discerning
buyers with a taste for water vistas are paddling upstream to riverside
and lakeside communities, like Lakeway, to find their next home. Luckily
for them, recent new construction projects have been supplying Lakeway
with scenic properties, like this modern hillside residence at 806 Sunfish Street.
The
2022 completion date is apparent from the moment you step inside the
4,400-square-foot home. Fixtures and finishes observe a contemporary
style, such as oversized black casement windows, a floating iron
staircase and both indoor and outdoor slimline fireplaces.
Sleek
cabinetry, a range hood with cove detailing and a massive center island
with quartz countertops keep the open-concept kitchen stylish without
any tricks, a sentiment that rings true for all of the residence’s four
bedrooms. Walls of glass throughout the interior and a spacious balcony
showcase the great expanse of Lake Travis in all its glory. For a more
vicarious experience, sights of the lake can also be taken in from the
lower level pool with a swim-up bar area.
The listing for 806 Sunfish Street is held by Jan Moreland of Moreland Properties.
Creekside Retreat in Kerrville
With
a population of 25,000, Kerrville is the largest city in Kerr County,
and as such stands out as one of the area’s cultural havens. Known for
its art scene, Kerrville is home to an array of museums, theaters and
galleries, as well as a host to several annual festivals. While
properties near downtown are prized for their accessibility and
small-town charm, those located on the outskirts of town, like this creekside retreat on the south side of Kerrville, offer more space and privacy.
Seated
in a perched position, the two-and-a-half-acre property gently slopes
to the edge of Turtle Creek, which lends 580 feet of its shoreline to
the backyard. Along this stretch of frontage is a tiered stone dock with
multiple seating areas partially shaded by towering trees whose roots
can be seen stretching into the water. Outdoor respite with views of the
creek is not exclusive to the dock, but can also be enjoyed from a
covered terrace and elevated deck that stretches across the back of the
home. Glass doors, picture windows and transom windows throughout make
for an equally bright and airy interior, furthered by the grand scale of
the interior which spans 5,380 square feet. Highlights include an
open-concept great room anchored by a dual-sided fireplace, a sizable
sunroom and a three-car garage with a workshop.
The listing for 880 Centerpoint River Road is held by Lindsey Roberson of Moreland Properties.
