When I first considered writing a book, I reached out to others to ask about the process. My friend and author Ryan Serhant advised dedicating a significant amount of time and investment to make it worthwhile. Serhant himself has published “Big Money Energy,” and “Sell it Like Serhant,”
a WSJ bestseller which also appeared on the Los Angeles Times
bestseller list and the USA Today bestseller list. Based on his
suggestion, I opted to find an agent who could guide the next steps.
2. Create a List of Potential Agents or Publishers
While
some publishers allow you to communicate directly with them, others
prefer to work through an agent. You can check websites of companies to
see if they accept book proposals. If they don’t, you’ll want to first
send your pitch to an agent. If the agent is interested in your work,
they’ll share it with a publisher on your behalf. The agent will also
help you work out a contract for the book with a publisher.
To
find agents and publishers, you can look online and browse directories.
Read through the descriptions of what these groups specialize in.
You’ll want to connect with organizations and individuals who are
focused on your niche. Also review their client list to see if it shares
similarities with your area of expertise. For instance, if your book
discusses selling properties with new technology tools, you might look
for others who specialize in digital solutions, sales, or commercial
real estate trends.
3. Check Submission Guidelines
Agents
and publishers usually have a protocol that they ask authors to follow.
These guidelines are designed to streamline the review process and
create efficiencies. If you don’t adhere to the guidelines, your
submission could get overlooked. For instance, some publishers will
regularly produce content on commercial real estate, while others won’t.
After reading through the requirements, you can check to see if you
have all the materials or if you need to develop some.
4. Prepare a Query Letter
A
query letter is a bit like an introduction to an agent or publisher. It
should grab their attention and get them intrigued without sharing too
many details. You might introduce yourself, provide a brief overview of
your book, highlight your track record in real estate, and share

you don’t have the time to look for agents and publishers yourself,
there are writing services which can offer assistance. These companies
could review your book concept, provide insight into a book proposal,
and help you make connections in the industry. You could work directly
with an editor and others to build a query letter and find the right
agent. If you take this route, make sure the organization is familiar
with commercial real estate, or can connect you with an expert who will
easily work with the topic.
6. Don’t Overlook Small and Independent Publishers
While
signing a deal with a major publishing house could be a great
milestone, there can be benefits from using smaller and independent
publishers too. These places often have more flexibility, and they may
take a customized approach or focus on a specific market. If you live
near a local publisher, there could be value in building a relationship
with them to reach the community. You might share your book at local
real estate events or highlight properties in the area in the pages.
Finding
the right agent or publisher often takes a considerable amount of time.
In addition to talking to others, you might need to carry out research
on your own. Making those initial connections and following the
submission guidelines could require some extra hours too. If you’re
persistent, you’ll increase your chances of establishing a relationship
with an individual or company who can help you with the publishing
process and spread the word about your book to key real estate
audiences.
