Ah,
state mottos. At their best, they showcase a state’s character. At
their worst, they confuse (a personal favorite is Texas’ simple slogan
of “Friendship”). The state motto of Oregon, alis volat propriis, or roughly “she flies by her own wings,” is arguably one of the most apt.
Placed
in the context of Oregon, the phrase holds multiple meanings. In 1854,
when the motto was first adopted, it was mainly in reference to early
efforts by Oregon settlers to form a provisional government separate
from the United States. After being superseded by the motto “The Union”
for a time, alis volat propriis was readopted in 1987 in celebration of the independent spirit of Oregonians.
Today,
the motto still refers to the state’s reputation for individualism, but
as burgeoning industries in organic agriculture, ocean resources and winemaking
find success, “she flies by her own wings” also highlights just how
indebted Oregon is to its remarkable landscape. Oregon flies because its
land gives it wings.
In
the Rogue Valley in Southern Oregon, this sentiment rings especially
true. Covering the corridor between the peaks of the Cascade Range and
the Siskiyou Mountains near the Oregon/California border, Rogue Valley’s
distinct positioning bears exceptional fruit—quite literally.
Thanks
to a rain shadow effect caused by the surrounding mountains, the valley
has a relatively temperate climate that some have even deemed
Mediterranean, with hot, dry summers and mild winters. As a result, the
region is granted an extended growing season to the benefit of its
variety of fruits, nuts and herbs. Grapes, in particular, reap the
rewards.
Since
the establishment of the Rogue Valley as an American Viticultural Area
vineyards have rapidly bloomed across the region, reaching upwards of
180 total. Over 50 grape varietals are grown throughout the valley,
including warm-climate varieties such as merlot, cabernet sauvignon and
tempranillo. Colder-climate varietals are also found, though mostly on
select elevated slopes in western Rogue Valley. Wine tasting has become a
staple of the region and a major draw for visitors from all over the
world.
For
those looking to grow their relationship with wine beyond tasting and
enter the world of viticulture, opportunities to own a vineyard arrive
on the market. In exceptional cases, some vineyard properties are
already outfitted with fermentation facilities, barrel and case storage
and wine-tasting rooms in addition to their residential estates.
Listings
with this combination of a homestead alongside either hobby or
commercial amenities have pushed the luxury market in the Rogue Valley
to new heights, says Kendra Ratcliff of LUXE,
a boutique brokerage based out of Lake Oswego. “The higher-end real
estate market here is very much driven by lifestyle, meaning an
additional utility from the property beyond a place to call home, but
one that’s also not a commercial or business-first endeavor.”
In
addition to vineyards, lifestyle properties can include hobby farms,
small ranches and artisan workshops, adds Ratcliff, who in partnership
with Chris Martin of Land Leader, holds multiple listings in Rogue Valley under this category, including Red Lily Vineyards, Shining Hand Ranch and Casa de la Nueva Vida.
Of
course, the appeal of Rogue Valley depends on the Rogue River. Flowing
215 miles from the Cascade Range to the Pacific Ocean, the Rogue River
is renowned not only for its beauty but also its recreation including
white-water rafting, as well as salmon and steelhead fishing. Drainages
of the river and its tributaries stretch out like capillaries over the
body of the landscape providing many homes with rolling water views.
It's
no surprise the region has been home to civilizations for over 8,500
years. Yet it remains surprisingly unburdened by human sprawl, with
grand expanses of forestry standing between the various towns that dot
the map of the Rogue Valley.
The
three largest communities in the area, which encompasses parts of
Jackson and Josephine County, are Medford, Ashland and Grants Pass.
Combined, the population of the three towns nods towards 150,000. That’s
not to say the Rogue Valley is devoid of culture.
Ashland
stands out for its arts scene, defined by a handful of galleries, the
famous Oregon Shakespeare Festival and events staged by Southern Oregon
University, whose campus sits at the center of town. Lithia Park, a
93-acre greenery in the heart of Ashland, hosts miles of hiking trails,
ponds and picnic areas, as well as an ice skating rink, two bandstands
and tennis courts.
Just
west of Medford, the town of Jacksonville has emerged as something of a
destination in its own right, thanks to its historic district which
received National Historic Landmark status in 1966. Jacksonville is also
known for the Britt Festival, a seasonal music festival housed in an open-air amphitheater.
All
that said, Rogue Valley is still best known for its natural wonders.
Like much of Oregon, camping and hiking are synonymous with the region.
Panoramic views at the apex of popular trails like the Upper Table Rock
Trail or Lower Table Rock are well worth the effort. To the north,
Crater Lake National Park—the only national park in the state— centers
around its eponymous body of water. Forged out of the caldera of an
inactive volcano, Crater Lake is the deepest lake in the country.
While
the valley’s landscape has attracted many visitors, Ratcliff says that
its diversified real estate market and distinct location have
increasingly garnered attention from buyers, many of whom come from out
of state. “Rogue Valley has become a desirable destination because of
its proximity to the San Francisco Bay area, Portland and Seattle. And
the demand has caused a surge in housing options. In recent years we’ve
seen a number of people relocate here from places like Montana, Texas
and Florida.”
Ratcliff
anticipates that in the near future, the Valley’s location on
Interstate 5, the relatively reasonable property values and the recent
expansions in the urban growth boundaries will open the door to the
technology-centric industry wanting to call Southern Oregon home. As a
result, significant housing demand is expected to continue across all
property types.
